EPDM Rubber

It's highly flexible, handles thermal expansion well, and is particularly suited to larger roof areas and roofs with awkward details.

Lifespan: 30–50 years — the longest of the three options.
Cost for a typical extension (20–30m²): £1,600–£2,800.

The aesthetic is a dark grey/black rubber finish. If you want a lighter colour or a walkable surface, GRP with a coloured topcoat is more appropriate.

Torch-On Felt

Which Should You Choose?

The Problem With Felt Flat Roofs — Why Darlington Extensions Keep Leaking

The process starts with a correctly prepared and graded 18mm WBP plywood deck — the falls to the outlet are built into the deck, not added as an afterthought. A layer of chopped strand glass matting is laid over the primed deck and saturated with catalysed polyester resin. As the resin cures, it bonds mechanically with the glass fibres and chemically with the primed ply deck surface, creating a continuous membrane with no lap joints across the full roof area.

Once cured, a coloured topcoat is applied over the laminate. The topcoat provides UV protection and gives the finished roof its colour — typically light grey or slate grey on Darlington domestic properties. The topcoat is the only element that requires periodic maintenance: on a well-installed GRP system it should be renewed every 10–15 years as it weathers, at a fraction of the cost of full membrane replacement.
