When not to call us yet: if a tenant or neighbour has reported something you have not seen, take a photograph first. A surprising number of reported "roof leaks" turn out to be condensation, a blocked gutter or an overflow pipe, and a photograph saves everybody a wasted visit.
A survey is not a generic checklist. What we look for is dictated by what your particular house is likely to be doing, and Darlington has three distinct housing eras that fail in three distinct ways.
The railway terraces — Albert Hill, Eastbourne, North Road, Rise Carr, Bank Top — are Welsh slate on battens with lime mortar torching underneath. The post-war estates at Firthmoor, Skerne Park, Branksome, Red Hall and Haughton are concrete interlocking tile with galvanised nails now at the end of their life. The diagnostic is nail sickness: slipped tiles appearing across several planes rather than one localised area. We test fixings at sample points, because this is the difference between a £200 repair and a re-roof, and it cannot be judged from the pavement.
Alongside the covering we always check drainage, ventilation and the chimney flashings — the three things most often responsible for damp that gets blamed on tiles.

The survey found what the homeowner expected — two slipped tiles — and something they did not: the mortar bedding along the whole ridge line had cracked through and three ridge tiles were rocking. On an exposed plot like Whinfield that was a winter away from becoming a genuine emergency. We photographed both, and the loft, which was dry.
The quote went out on the Monday: tiles refixed, full ridge line converted to a mechanically fixed dry ridge system to BS 8612, gutters cleared while we were up. £1,180 including tower access, itemised, with the ridge priced separately so the homeowner could have taken just the tiles if they had wanted to.
Work took a day and a half a fortnight later. Nothing unexpected came up, the drive was swept and magnet-run, and the guarantee document went out with the completion photographs the same evening.
