Not everything on a roof needs doing between tenancies. These seven are the ones that either prevent a predictable complaint or are genuinely much cheaper without an occupier in the property.

What is not worth doing: a re-roof on a sound covering simply because the property is empty and it feels like the right time. Emptiness is not a diagnosis. If a condition survey says the roof has fifteen years left, spend the money on ventilation and drainage instead — they prevent far more tenant reports per pound.

All durations assume workable weather. Between December and February, mortar and flat-roof work in particular can lose days, so a fortnight of void is a realistic planning assumption for anything involving a full strip.
