Loft Checks — From Inside
If you have a loft with access, a quick inspection after heavy rain is the most effective thing you can do. Take a torch and look for:
- Daylight — any point of light visible through the roof is a gap that needs addressing
- Damp timber — run your hand along the rafters nearest any chimneys, valleys, and abutment walls. Damp timber feels cool and slightly soft
- Staining on the felt — dark staining or tide marks on the underlay indicate water has been getting past the tiles at some point
- Condensation vs ingress — some moisture on the underside of the felt in cold weather is condensation and not a problem. Running water or persistent damp patches are ingress and need attention
Seasonal Timing

Post-Storm Checks for Darlington Properties

Elements that require physical access — nail fixing condition, mortar adhesion behind ridge tiles, felt condition in the mid-span of the roof, lead lap detail at chimney flashings — cannot be assessed from the ground or the loft. A professional inspection every 5–7 years on a Darlington property over 20 years old, and every 3–5 years on a Victorian or Edwardian property, catches these elements before they cause problems.
The survey should generate a written report: what was found, what needs attention now, what should be monitored, and what is in sound condition.
