Most commercial roof failures are not sudden. They are a known defect that nobody costed until water reached the stock, and by that point the bill includes business interruption rather than just roofing.

Asbestos, Cut-Edge Corrosion and the Over-Clad Decision

A significant share of the industrial stock around Faverdale, Lingfield Point, Yarm Road, Newton Aycliffe’s Aycliffe Business Park and the older Teesside estates is pre-2000 profiled sheet. That means asbestos cement is a live consideration on every survey, not an occasional one.

Asbestos first, always. On any pre-2000 building we review the asbestos register before planning access. Asbestos cement sheet is generally non-licensed work, but identification and correct handling are not optional and disturbing it without a survey is a criminal matter as well as a health one. Where licensed removal is needed we bring in a licensed contractor rather than working around the edge of the rules.

Cut-edge corrosion. The classic failure on coated steel profiled sheet: the cut edge at the lap loses its coating, corrodes, and lifts the sheet at the overlap. Caught early it is a cold-applied edge treatment at a fraction of replacement cost. Left, it takes the sheet with it.

Over-clad versus strip. Over-cladding retains the existing roof as a substrate, avoids disturbing asbestos, keeps the building operational and adds thermal performance — but it adds load and it hides whatever is underneath. Stripping gives you a known condition and a clean warranty position but costs more, takes longer and exposes the building. We price both where both are viable and set out the reasoning rather than steering you to the bigger job.

The box gutter point. On large portal-frame units the leak is very often the internal box or valley gutter rather than the sheeting. Cold-applied gutter lining routinely fixes for five figures what has been quoted elsewhere as a six-figure re-roof. It is the first thing we check.

Leases

Dilapidations: Both Sides of the Schedule

Roof condition is one of the largest single items in most commercial dilapidations schedules, and one of the most frequently overstated.

For tenants. A schedule served at lease end will typically claim full replacement where repair would discharge the covenant. The repairing obligation is usually to keep the roof in the condition it was in at the start of the term, not to hand back a new one, and betterment is not recoverable. We provide an independent condition assessment and a costed schedule of what the covenant actually requires, which is the document your surveyor needs to negotiate the claim down.

For landlords. The mirror problem is a schedule that understates, or one that cannot be substantiated when challenged. A photographic condition record with itemised costings by defect stands up considerably better than a lump sum.

We do not act as building surveyors and we do not serve schedules — that is your surveyor’s role. What we provide is the roofing evidence underneath it: what has failed, why, what remedying it actually costs, and whether the proposed scope is repair or improvement.
