The Leaf Fall Window
Darlington's blockage season runs from mid-October to the end of November, and it finishes later than most people expect. The sycamore and lime that dominate the older streets hold their leaves well into November, and a gutter cleared in early October will often be half full again by December.
This is the single most common mistake we see: the clean is booked too early, in September, when the garden looks like it needs doing. The right timing for most Darlington properties is the last two weeks of November, once the canopy is genuinely down. Book it before then and you have paid for a service that will not last the winter.
Which Streets Are Worst
Debris load varies enormously across the town. The heaviest are the mature-canopy roads — the avenues off Carmel Road, Coniscliffe Road, the streets bordering South Park and Stanhope Park, and the older gardens through Mowden, Hummersknott and Cockerton. These roofs collect leaf litter, seed and blossom in three distinct waves through the year rather than one.
By contrast, the open estates at Whinfield, West Park, Great Burdon and much of Middleton St George have far lighter loading, and moss granules and roof grit are often the main blockage material rather than leaves. Those properties genuinely can go two or three years between cleans, and we will tell you so rather than booking you in annually.
Victorian Terraces and the Back-Addition Valley
The railway terraces through Albert Hill, Eastbourne, North Road and Bank Top were built with a rear back-addition — the projecting kitchen or bathroom wing — which creates an internal valley gutter between the main roof and the addition. That valley is narrow, often lead-lined, and it is where debris collects first.
When a back-addition valley blocks, water does not run harmlessly down an outside wall. It backs up under the slates and comes through into the bedroom below, and the damp presents in a way that looks exactly like roof failure. We clear these valleys as standard on terraced properties, because clearing the eaves gutter alone on this house type solves very little.
Overflow, Damp Walls and What It Costs Later
The reason gutter cleaning is worth doing on time is what happens when it is not. Water overflowing at the eaves runs down the wall face and saturates the brickwork below — you see it as a dark vertical stain and, in time, white efflorescence salts at low level. Once the wall is regularly saturated you get internal damp at the wall head, perished plaster and, on solid-wall Victorian terraces with no cavity, penetrating damp straight through.
Darlington's freeze-thaw cycle makes this considerably worse than it would be further south. Saturated brickwork that freezes hard spalls the brick face, and once the face has gone the wall absorbs water faster every year. A £100 gutter clean sits against a repointing bill in the low thousands, and that is before any internal replastering.
